We are aware of your thoughts.
Most likely, it will say something like, “Look at this estate agent informing me that winter is a fantastic time to put my property on the market. Pull the alternative.
But we believe that we have some fairly convincing facts that might persuade even the most pessimistic individuals to modify their views. We implore you to make a cup of hot cocoa, toast some marshmallows over the fire, and join us as we discuss seasonal home sales.
The Great Post-Christmas Rush has been the subject of news releases that have been going around for years. The general concept is as follows:
The housing market starts to slow down in early November and October as individuals start to focus more on the holiday season. After all, no one wants to consider surveys, mortgages, or housing chains while enjoying a Thanksgiving meal.
However, after Christmas, many of us realize that our houses are no longer functional for us when family members visit (pandemics permitting, of course, in this new digital age!) and resolve that we would have a new home by Christmas the following year. As a result, the vast majority of the British public sign up for Rightmove and Zoopla, which gives the larger real estate industry a tremendous boost.
Cue… The massive Christmas rush.
Boxing Day marks the typical beginning of the shopping season, with an increasing number of consumers visiting real estate websites in the days following Christmas. A whopping 51 million more people visited the Rightmove website between Boxing Day and the first working day of 2021, a 54% increase in move visits from the previous year on December 26, 2020.
A house seller’s dream, this increase in traffic between the end of December and the start of January increases the likelihood that their property will sell, and sell quickly.
Beating the rush
However, to benefit from this increase in interest from potential homebuyers, you must get a head start and beat the holiday rush. By placing your home on the market in November or December, you will have enough time to hire an estate agent, create floor plans, take pictures without the tree and tinsel, and take care of your vital EPC before the property portals see a spike in traffic.
The best part is that by the time peak season arrives, your home will be advertised as being recently listed, raising its marketability and enhancing its exposure in property portals.
Time is everything.
There is no doubt that November and December are often robust ones for the real estate market, but they also provide a chance that many may not be aware of. Although clever sellers are already jumping on board, Rightmove reports that there was a 19% rise in property owners beginning the selling process in early December 2021 when compared to the same time the year before.
The time is now to start the process of selling your property, and the first step is to schedule a free home appraisal with one of our helpful local agents. If you want to beat the rush, our suggestion is to move quickly.
